K&P Projects is the home for everything we build, restore, and host—rooted in a love of older homes and the details that make them special. We’re Kathryn Stelljes and Patrick Fatica, and we spend our time restoring character-rich spaces, creating memorable places to stay, and taking on properties with a preservation-first mindset.

Meet Kathryn Stelljes & Patrick Fatica

Kathryn Stelljes has been a Realtor since 2006 and has spent her career around homes—how they function, what makes them timeless, and what buyers value when architecture and authenticity are preserved.

 

Patrick Fatica has been an artist and designer since 2000, with a passion for composition, materials, and the kinds of small details that make a space feel collected rather than cookie-cutter.

 

Together, we blend practical real estate insight with a design-forward approach to restoration and hospitality.

Yes. Each cottage is a standalone hospitality project with its own website and domain. We keep booking information, amenities, local guides, and stay details on the cottage’s own site so guests have everything in one place.

We’re based in Winter Park, Florida, and our projects are primarily located in Central Florida and Black Mountain, North Carolina. Each project page lists the specific location and details relevant to that project.
