We’re Kathryn Stelljes and Patrick Fatica — a husband-and-wife duo living in Winter Park, FL. Together, we run Eureka Properties, along with two cozy vacation rentals: Blue Creek Cottage and Black Stone Cottage. Our own home, Greens Cottage, is where we pour our shared love of design and old houses into everything we do.

Kathryn’s been a Realtor since 2006 and has a serious soft spot for old homes — especially the ones that need a little (or a lot of) love. She’s great at spotting potential and has helped us take on some truly rewarding renovation projects. Patrick is an artist and designer who’s been creating since 2000, and he brings all of that creative energy to our home projects, turning them into little works of art.

Together, we started K&P Projects — a creative collaboration that lets us combine our talents to restore, design, and breathe new life into historic spaces. We love preserving original details and honoring the character and history of each place we touch.

Greens Cottage

We bought Greens Cottage in May 2021 and instantly fell in love with its old-school charm and rich history. It definitely needed some TLC — okay, a lot of it — but we were up for the challenge.

The renovation has been a labor of love. We’ve worked hard to keep its original character intact while bringing it back to life. Every project, big or small, has brought us closer to restoring this special place to its former glory.This page is our way of sharing the journey — the wins, the struggles, and the endless details we’ve obsessed over. For us, this isn’t just about fixing up a house. It’s about honoring the craftsmanship and story behind it. We hope our work inspires others to see the beauty in these old homes and why they’re worth saving.

Blue Creek Cottage

We first discovered this gem in the fall of 2017 during a trip to the North Carolina mountains, and it was love at first sight. The beauty of the area and the charm of Black Mountain had us hooked.

We wanted to create a peaceful “home away from home” — not just for us, but for others to enjoy too. That’s how Blue Creek Cottage was born.

Black Stone Cottage

We picked up this storybook cottage in 2025, just a half-mile from downtown Black Mountain. It had that rustic, fairy-tale charm we were looking for and felt like the perfect match for the area’s magical vibe.

It’s now available on Airbnb, and we’re excited to share its cozy magic with guests looking for a little getaway.

Eureka Properties

Eureka Properties grew out of our shared love for old homes and a real desire to save as many as we can. Whether it’s a Mid-Century Modern with terrazzo floors and quirky porthole windows, or a classic Craftsman with oak floors and original trim — we love it all.

Every home we buy, we do our best to bring out its true personality. We’re not into cutting corners or slapping gray vinyl planks over hardwood just to save a buck. That’s not our thing.

Sure, plenty of flippers focus on speed and profit — but for us, it’s about heart. We genuinely care about the history and craftsmanship behind each house. We say it all the time: We love old houses. And we mean it.
